Tenants - how does Iglu protect you?

Iglu have CMP (Client Money Protection), this means we have insurances to ensure you don't lose any of your hard-earned money. We are also members of The Property Ombudsman, so should you have any grievances, though we are sure you won't, you have a professional body to address your issue.

Iglu are also a Member of ARLA (The Association of Residential Letting Agents), meaning that we must adhere to a strict system and process, ensuring that all the properties we offer are safe and up to a legal standard for you.

 

What do you need to pass the checks?

We use a third party reference and credit check partner to obtain your data and information. You will need a clean credit history with NO County Court Judgements (CCJ's), bankruptcies or Insolvencies. You will also need to prove your income to be 30 times the monthly rent of the property. So for example, if the rent is £1000pcm, you need to prove you are earning £30,000 a year. If for any reason you require a Guarantor, they will also need to have a clean credit history and be able to prove their income to be 36 times the monthly rent. Finally, a positive reference will be necessary from your current or previous Landlord or Managing Agent.

What do you need to pay ?

Permitted payments

For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:

  • Holding deposits (a maximum of 1 week's rent);
  • Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above);
  • Payments to change a tenancy agreement eg. change of sharer (capped at £50 or, if higher, any reasonable costs);
  • Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
  • Utilities, communication services (eg. telephone, broadband), TV licence and council tax;
  • Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
  • Reasonable costs for replacement of lost keys or other security devices;
  • Contractual damages in the event of the tenant's default of a tenancy agreement; and
  • Any other permitted payments under the Tenant Fees Act 2019.

Tenant protection

In addition to publishing relevant fees, lettings agents are also required to publish details of:

  • the redress scheme they are a member of; and
  • the name of the approved or designated Client Money Protection scheme they are a member of (if any).
